Why Design/Build?

As the construction industry steadily develops, it adopts new methods and techniques.  One such refinement is known as the design/build approach to the construction process.  It is an alternative to using a separate architect/designer and contractor, where the two services are consolidated to provide a single source of responsibility for the entire project.  The objective is to improve coordination and streamline the process.

 

Typically, in a traditional scenario, the builder is not consulted until teh design in completed.  Often, this results in an unbuildable plan or one that is excessively over budget.  Compromising a project's misdirected intensions is usually time consuming for both the architect/designer and the contractor.  This generates unnecessary expenses that are ultimately assumed by the consumer.

 

Through the design/build approach, we utilize a combined team of professionals, where each project is confronted with a broader perspective.  From the preliminary stages balanced priority is given to the following elements:

  • cost objective
  • time frame
  • space needs
  • opportunities in the site
  • specific preferences of each client
  • requirements of specific communities covenants

By initially recognizing the influences that contribute to the success of a project, we are able to efficiently navigate through the multiple phases that make up the building process.  This results in a less costly, more enjoyable experience. 

Our design/build estimates are presented as a fully disclosed breakdown of the itemized construction costs for the project.  Full disclosure estimates eliminate the necessity for competitive biding, which is time consuming, unreliable and confusing.  They also allow the owner to select a builder based on trust and competence.  Establishing a strong working relationship between the client and the ones responsible for completing the project is the most important factor in determining how successful and pleasurable the building experience will be.  The design/build approach provides an ideally structured process for accomplishing that and making construction dreams a reality.
