A Chronological Overview of Creating A Custom Home

Project Objective:

  • Choose a suitable building site
  • Your builder and/or architect will guide you through the process of defining the conceptual project objective.  This consists of setting a preliminary budget as well as determing the approximate size, architectural style and unique features of your project.

Design:

  • Select a design source to develop your design concept into working drawings

           * Stock plan

           * Redesign an existing plan

           * Exercise the service of our affiliate designer through custom design

           * Pursue the expertise of an architect of your preference

Design Completion:

  • It is now time for the pre-estimate meeting.  You and the Builder will review interior trim options and discuss the types of materials and products that budgeting should allow for.
  • As your construction drawings are finalized, they are thoroughly examined with attention to structural and aesthetic detail.  All specifications are made and the cost to construct calculated.
  • A proposal will be presented clarifying materials and products to be used along with the allowances that have been provided.  Any requested alterations are then made.
  • For "selection" items; a recommended vendor list will be provided, which indicates: showroom location/contact information and a general description of the items you will be shopping for at each location. 
  • At this point, permit applications and any architectural review board proposals are submitted.

Construction Process:

  • Once all permits and approvals have been obtained, construction typically takes five to seven months.
  • The lot is cleared, foundation built and framework for your house erected.  If building long distance, you will receive periodic pictures and progress reports.
  • Now is the time for the framing walk-through.  This also marks the deadline for most of your selections to be finalized. 
  • The mechanicals are roughed-in, the insulation installed and the sheetrock hung then finished.
  • Another formal walk-through at this point is optional, but any remaining selections must be confirmed.
  • The trim process is under way.  Your home receives the carpentry, cabinetry, paint, flooring, fixtures, hardware and appliances.
  • The finishing touches are put on your new home, it is then cleaned and the landscaping installed.

Final Phase:

  • A Certificate of Occupancy is issued by the local Building Department.
  • A final walk-through is conducted by the builder and client, after which any remaining details are attended to.
  • The last step is "the closing" which begins the warranty period.
